
Today I’m sharing five summer real estate marketing ideas so that you can stay consistent with your real estate marketing, even with summer vacations and school break! These are ideas to help you generate real estate leads and grow your Fall/Winter client pipeline.
Stay Consistent with your Real Estate Marketing over the Summer
One common theme I hear from real estate agents is that they struggle to stay consistent with their real estate marketing and lead generation over the summer. You may experience it’s harder to get focused work on your business with the kids on summer break, or you may be busy with your own summer plans and vacation. Regardless, it’s still important to work on marketing and lead generation so that you can build your Fall and Winter pipeline.

Social Media Marketing Ideas for Real Estate Agents
Social media marketing for real estate agents is a great way to stay top of mind, nurture your existing audience, and even promote your real estate email newsletter. This summer, commit to sharing 3 posts per week from the following 3 categories:
- Highlight Local Things To Do: Family friendly summer events, Ways to Stay Cool in [City] this Summer, Summer Daytrips around [City], Summer Concert Series in [City]
- Summer Real Estate Social Media Posts: What You Can Get in [City/Neighborhood] for [Price Point], Highlight a neighborhood that you want to get more real estate clients in
- Testimonials/Success Stories: Make a video talking about the process and how you helped a recent client. You can also share a testimonial you received and highlight how you helped your client WIN.
Summer Real Estate Marketing Ideas: Email Newsletter Series
Summer is the perfect time to FINALLY start your email list as a RealtorĀ® or start a fun summer email series. For this summer real estate marketing idea, you’ll want to decide on your frequency.
If you are already emailing your real estate email list monthly or bi-monthly, decide if this summer email series will be replacing those or if you’ll send these in addition to. If you don’t already email your list, commit to a fun 4-part series. This could be done 4 weeks in a row, or every other week for June and July.
The great thing about start a summer email series? There’s no need to create a separate lead magnet to get people to sign up. What your promoting to grow your email list IS the summer email series content itself.
Topics for a Real Estate Email Newsletter Series:
- Best Pools/Waterparks/Splashpads to go to this Summer: Link to discounts/promo code
- Summer Dining Series: Patio or Indoor Dining (Dependent on weather). Share seasonal menus and your favorite places
- Best Ice Cream Shops
- Beat the Heat: Indoor Activities and Things To Do
- Roadtrips/Daytrips within [X] Distance/Hours of [City]
- Any other brand relevant topics that you can tie into summer. Summer Concerts, Summer wine bars/breweries, Summer sports schedule
Bonus: If you want to go above and beyond, create a Summer Lead Magnet that is a local guide and summer related. You can promote this lead magnet with your Summer social media marketing to grow your email list and get local real estate leads.
Start a Quarterly Newsletter: Direct Mail for Real Estate Agents
Summer is the perfect time to start a direct mail newsletter for your real estate business. This quarterly newsletter is an introduction to real estate geographic farming.
You can incorporate this quarterly newsletter into your existing pop-by and/or farming strategy. Or, if you aren’t doing farming yet but want to specialize/niche in a certain neighborhood/area, this would be a great way to start with direct mail.
Your quarterly newsletter should have at minimum these 3 sections:
1. Local Real Estate Market Update
2. Local Community Highlight: Events, small business highlight
3. Testimonial/Proof of Concept
You can add more than 3 sections if you want to, but having a 3 section newsletter keeps it simple and it will be easier to stay consistent with.
Real Estate Geo Farming with a Community Event
If you want to go above and beyond with your geographic farm, hosting a community event or small neighborhood meetup can help you to create relationships. One of my favorite things about community events or meetups is the ability to meet someone in person. If you’ve ever read 7 levels of communication, this is the best way to earn business referrals and relationships.
Community events or meetups do not have to be expensive or complicated. You could do simple meetups like:
- Playdate at the park/splash pad
- Girls Night Out
- Book Club
- Coffee Chats
Invite your community to meetup with you at a location on a certain date and time. You don’t have to set anything up or pay for anything.
If you want to host a more involved event, you could host:
- Popsicles/Ice Cream Social at the park
- Summer BBQ
- Family Day at the Park
These are simple where you can have people RSVP so you have a head count. Invite your real estate vendors (mortgage lenders, title and escrow companies, home warranty reps, and inspectors) to come and pitch in for supplies/costs.
Keep these summer community events simple and FUN! The most important things to remember here are inviting people, following up before and after the event, and getting to meet people in person.
Summer Themed Past Client Pop-Bys and Gifts
One way to stay top of mind with your past clients and leads is to do themed pop-bys and small gifts. You can find cute real estate pop by tags and templates on Etsy! If cheesy marketing isn’t your thing, you might have to get creative and adjust these ideas.
Some really fun pop-by ideas I’ve seen for summer have been:
- Lemon juicer with a tag that says something like “Making your home selling experience easy peasy lemon squeezy!”
- Ice cream scoop with a tag that says “Always giving you the best scoop on the real estate market”
- Or, you can just provide Sparklers with a Happy Holiday Tag and your real estate branding for July 4th
If you want to do some more in-depth gifts, you could do:
- S’mores Kit/Station (just be careful to drop it off directly so it doesn’t sit out in the heat and melt)
- Summer Themed Gift Basket with Pool Toys or Summer Games for Families
- Summer Candles: Citronella Candles to Keep the Bugs Away
Tips to Stay Consistent with your Summer Real Estate Marketing
Plan ahead, schedule your content, and keep things simple. If summer is when your consistency goes out the window because the kids are home from school and you want to enjoy Summer with your family, this is going to be key.
There’s a lot of this that you can plan ahead and schedule out.
